- Buy mode walks through home price, down payment, loan term, interest rate, taxes, insurance, PMI, and closing costs to estimate your full monthly payment — not just principal and interest. It also shows something most calculators skip entirely: put even a little extra toward principal each month, and see exactly how many years and how many dollars in interest that decision actually saves you — real numbers, not a vague "pay more, save more."
- Refinance mode compares your current loan against a new one, factoring in closing costs and break-even timing, so you can see whether refinancing actually saves you money over the timeframe that matters to you.
- Rent mode plugs your rent straight into the same budget planner, so renters get the same full financial picture as buyers.
From there, the budget planner adds your income and every other expense category — utilities, transportation, debt, food, savings, and more — and gives you a plain-language verdict: Overextended, Tight, Good, or Great. That verdict is driven by how much is actually left over each month, not just whether you technically qualify for the loan.

Where the numbers come from
Every figure HomeFitIQ shows you is sourced from a public, named reference — not something we made up:
- Mortgage rates — pulled weekly from Freddie Mac's Primary Mortgage Market Survey via the Federal Reserve's FRED database.
- Federal income tax brackets — current IRS Revenue Procedure figures.
- Social Security and Medicare — current SSA wage base and IRS payroll tax figures, described in plain language rather than jargon like "FICA."
- Property tax and homeowners insurance — statewide average estimates compiled from public sources like the Tax Foundation and industry rate reporting.
These are real, current reference figures — but they're still averages and estimates, not a quote specific to you. Your actual rate, tax bill, and insurance premium depend on your credit, your county, your insurer, and details no calculator can know in advance.
